Waterproofing a poured-wall basement in Troy

Updated October 19, 2026 · referral service, not a contractor

Most Troy basements are poured concrete from the 1970s on. They don't leak the way block does; they leak at specific points: cracks, form tie holes, the cove joint at the floor, pipe penetrations and egress or window wells. The fix is matched to the entry point, and the cheapest effective one is usually the right one.

Start by finding the entry point

Interior drain tile in a poured basement

The floor is cut along the affected wall(s), perforated pipe is laid in stone beside the footing and run to a sump, and a short wall membrane directs seepage down. In poured basements a partial system along the wet walls is common and legitimate, because the water isn't moving through hollow cores to the far side of the house. Full perimeter is recommended when the water table is the cause, which is typical on Troy's Brookston and Colwood soils.

Exterior work

For a wall with a long horizontal crack, a bow, or chronic high-entry leaks, excavation with a membrane, drainage board and new footing drain is the durable fix. Troy's wide side yards make this easier than in older suburbs, and 1970s–90s backfill is usually diggable. Expect to lose landscaping along that wall.

Window wells and egress wells

Egress windows added for basement bedrooms are a top Troy leak source. The well needs a drain to the footing tile (or a dry well), a cover, and grade sloping away. A contractor can retrofit the drain without redoing the window.

At the estimate

Ask for: the entry points identified, linear feet of tile if any, sump and backup model, how finished walls will be opened and restored, warranty terms, and who pulls the City of Troy plumbing permit. Troy's Building Department is paperless; permits go through BS&A Online.
